Project Management Intern - Property Condition AssessmentsJob ID66290Posted01-Jun-2022Service lineGWS SegmentRole typeFull-timeAreas of InterestDesign, Engineering/Maintenance, Interns/Graduate/Apprentice, Project ManagementLocation(s)Chicago - Illinois - United States of America, Remote - US - Remote - US - United States of America**FCA Project Management Intern (Generalist) -** **JOB SUMMARY**The purpose of this position is to perform Property Condition Assessments (PCAs) and to write Property Condition Reports (PCRs) under guidance from senior staff.The FCA Project Management Intern, serving as Project Manager, performs physical property condition assessments (PCA) for a variety of property types, and clients, including State and Federal agencies, and corporations. The Project Manager prepares Property Condition Reports (PCR) complete with estimated costs to remedy the physical deficiencies observed, in accordance with the ASTM Standard E2018, The Standard Guide for Property Condition Assessments, and under the guidance and supervision of senior staff.A FCA Project Management Intern is responsible for providing limited technical review of existing facilities for owners, lenders, buyers and investors to provide information required to make an informed decision concerning the physical condition of properties and the cost associated with those conditions. Property Condition Reports (PCRs) are prepared for industrial, warehouse, retail facilities, multi-family residential complexes, medical facilities, hospitality properties, institutional and high-rise buildings.The successful candidate will be personable, strong communicator, detail oriented, and a team player. Additionally, they will have a strong work ethic, and a positive attitude to help them navigate the challenges surrounding a project while keeping morale high.**This position will require frequent day and overnight travel - up to 75% and can be remote from any state, as long as candidate is within a reasonable distance from a major airport).****ESSENTIAL DUTIES AND RESPONSIBILITIES**+ Conducts walk-through surveys (from 1 hour to multiple days) to assess condition of different building systems. This may require climbing ladders or going up in a lifts. A lift operating certification is a plus, but not a requirement.+ Interview property owners, occupants, key site personnel and local government officials to obtain information concerning the Subject property's condition.+ Reviews repair/improvement cost information, certificate(s) of occupancy, maintenance reports and logs, Building and Fire Department inspection reports, and similar information to determine the condition of the building.+ Documents the condition and physical deficiencies of a property by taking representative and detailed photographs of a properties' site and building systems.+ Prepares detailed Property Condition Reports (PCRs) to include cost estimates to remedy building deficiencies in an immediate time period and capital reserve time period (5 to 50 years), and done under the guidance from senior management.+ Provides formal technical guidance to clients and the FACS Team in areas of expertise.+ Other duties as assigned.**QUALIFICATIONS AND EXPERIENCE**To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.+ Working towards or completed Bachelor's degree (BA/BS) in architecture, engineering, or construction management or equivalent combination of education and experience.+ 1-2 years of previous co-op experience - preferably focused on commercial building evaluation or commercial design experience with a general understanding of the different building systems.+ Any building evaluation or Property Condition Assessment (PCA) reporting experience strongly preferred.+ Excellent written and verbal communication skills.+ Strong organizational and analytical skills.+ Ability to provide efficient, timely, reliable and courteous service to clients.+ Ability to effectively present technical information to non-technical clients.+ Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions. Conducts basic financial analysis.+ Ability to adaptively solve problems in high-pressure situations. Requires strong analytical and quantitative skills.+ Advanced skills with Microsoft Office Suite Products (Teams, Excel, Word, Power Point, Outlook, etc.)+ Proficiency in using computer and smart phone programs which may include PDF programs, document upload/download websites, municipal agency record request websites, data collection applications and other virtual meeting programs (Zoom, Chime, Teams, Skype, etc.)+ Excellent time management and organizational skills.
