Job Description:
SUMMARY:Manage all property services, repair operations and
cleaning services within the assigned territory on a 24-hour,7 day
a week basis. This includes employee dispatch, supervision, tenant
service, landlord interaction, quality assurance, as well as,
directly interfacing with key SMOC staff members and tenants.
PRIMARY RESPONSIBILITIES: Facilitate the general upkeep of all
assigned buildings, shelters and apartments to maintain full
compliance with all applicable standards. Ensure all repairs,
maintenance and cleaning services are addressed timely and in a
quality manner. Direction of the custodial services team;
responsible for ensuring bathrooms, common areas, floors,
conference rooms, and kitchens are clean and fully stocked.
Directly responsible for all issues pertaining to building repairs,
service and staff in assigned areas. Direction of landscape crew
for assigned properties Conduct periodic unit inspections. Document
and report maintenance needs to appropriate service providers and
landlords. Work with management to ensure timely and complete unit
turnovers. Meet daily with immediate supervisor to coordinate
inspections, turn-overs and schedule of activities. Ensure that all
mechanical equipment within the building[s] is/are inspected
regularly and maintained. Respond to afterhours emergency calls
(i.e. lock outs), on a rotating basis. Engage all clients by
understanding and addressing their needs whether within or outside
the scope of work. Attend & participate in team meetings as
requested. Provide leadership and direction to all direct and
indirect reports Develop employee initiatives aimed at improving
skills and capabilities while sustaining a high level of morale.
lnterface with local building and code enforcement officials as
needed Meet assigned expense budgets and operational goals.
Maintain confidentiality of client, employee and agency information
in accordance with federal and state laws and funder requirements.
Ensure compliance with program/department, agency and/or funder
requirements, as well as, SMOC policies & procedures. KNOWLEDGE AND
SKILL REQUIREMENTS . Minimum High School Diploma or equivalent.
Sensitivity to low-income families of diverse backgrounds. Ability
to work independently. Driver''s license, reliable transportation
and ability to meet insurance standards. Must have experience and
knowledge to conduct routine maintenance at properties. Strong
organization and time management skills. Basic computer knowledge
and data entry skills. ORGANIZATIONAL RELATIONSHIP:Directly reports
to Facilities Director ln-directly reports to Family Shelter
Directors Direct reports of this position are TBD. PHYSICAL
REQUIREMENTS:Must be able to physically lift and move furniture.
Must be able to complete light maintenance tasks. . Must be able to
travel across the SMOC service area via personal vehicle Must be
able to sit or stand for a prolonged period Must be able to
ascend/descend multiple flights of stairs . Must be able to operate
a computer, enter data and complete inspection paperwork.WORKING
CONDITIONS As part of the responsibilities of this position, the
Regional Maintenance Manager will have direct or incidental contact
with clients served by SMOC in various programs funded or
administered through the Executive Office of Health and Human
Services. A successful background check is required.
