SUMMARYVice President, Real Estate Portfolio & Property Management
is a senior, experienced, and innovative executive in charge of
driving Nouria to grow its market position, managing the
organization's real estate portfolio and property management and
for identifying, evaluating and recommending new best-in-class
convenience store, car wash and/or retail gas sites. This role
leads the real estate development strategy, manages existing
development pipeline, and builds the future pipeline in a
systematic way. Vice President, Real Estate manages and advises on
all aspects of real estate, including related contracts, permitting
and zoning, and single and multi-site acquisitions. This critical
role leads and directs the site selection team to analyze the
existing portfolio of stores/shopping centers, develop analytical
tools for new markets/sites, source new store locations, oversee
real estate purchase and lease contracts, and transition projects
to Property Development and Operations. manages all company
owned/controlled real estate assets including third party tenant
leasing. The Vice President, Real Estate w orks closely with other
members of the executive leadership team to develop the company's
vision, goals and growth strategies. The incumbent assesses the
corporate real estate metrics and presents relevant data to the
company owner and other executives. As a member of the executive
team, the Vice President, Real Estate, will collaborate with the
CEO, the executive leadership team, and operating leaders in
managing the company's ongoing evolution and growth. The VP must
have strong relationships across multiple states within the retail
commercial real estate community including brokers, tenants,
government officials, and legal counsel, architectural and
engineering and other consultants.RESPONSBILITIES
- Serves as the real estate strategist and advisor to CEO and
senior leadership team.
- Sets overall real estate development direction and strategy
based on business objectives.
- Provides strategic vision and focused, business-minded
leadership in all areas, and identifies opportunities to enhance
revenue and/or reduce costs.
- Builds the future development pipeline and oversees the site
selection through acquisition. Ensures that investment analysis,
due diligence, and legal & regulatory analysis meet corporate
expectations.
- Leads the structuring of all real estate deals including
negotiating, reviewing, and advising on commercial leases and
related documents. -
- Oversees and cultivates relationships with tenants, property
owners, brokers and other related service providers.
- Manages existing lease and co-brand sublease tenant & landlord
relationships including related real estate communication.
- Manages sublease administration processes, providing direction
and planning related to all subleased properties.
- Ensures that divisional infrastructure supports the achievement
of the company's strategic goals while emphasizing divisional
measurable contribution to business success and business metrics
such as revenue growth, profitability, market share, customer
service, expense, etc.
- Participates in the M&A process from due diligence to
post-closure along with other divisional stakeholders.
- Mentors staff to optimize their talents and provides leadership
and guidance to the Real Estate team to ensure a high quality of
service to customers and seamless collaboration with external
partners, vendors and suppliers.
- Establishes credibility throughout the organization and sets an
example as a proactive senior leader and change agent who earns
respect by demonstrating a sound understanding of business
objectives and goals.
- Engages the business and process owners and leads the
collaborative planning effort to leverage emerging technologies for
addressing strategic enterprise goals.
- Exhibits sound judgement and makes informed decisions based on
accurate and timely analysis.
- Develops work scope, budget and schedule throughout the
duration of various projects. -
- Oversees the preparation of the site approval packages for
submission, review and approval.
- Manages divestment of vacant or non-producing properties.
- Manages additional projects and provides analysis as
needed.QUALIFICATIONS
- Experience as a proven senior executive in the retail industry
and/or business organization of relevant size and complexity;
evidence of developing progressive business policies and practices
that advance the strategic goals of the organization
- +10 years of progressive commercial real estate experience in
acquisitions, asset management and construction, with a primary
focus on retail. Shopping center development and/or national
discount retail store experience preferred
- +10 years of direct experience with commercial real estate
transactions including site identification, evaluation, sale,
leasing and management of owned and leased properties
- +10 years of direct experience negotiating lease terms, working
with brokers and legal counsel and reviewing legal documents
required. Proficient in financial, legal and lease language and
terms
- Comprehensive professional real estate expertise with in-depth
experience in multiple fields of corporate real estate such as
portfolio management, asset management, property management,
facility, and service managements related to Convenience Stores and
Petroleum Industries
- Excellent understanding of the internal stakeholder
perspectives regarding corporate real estate a
- Demonstrated leadership skills including coaching and
developing others, delegating and managing mutual expectations and
building organizational talent.
- Evaluate the performance of the existing portfolio of stores
and recommend renovate /relocate/close decisions
- Excellent problem solving and decision-making skills
- Excellent capability of driving for results
- Ability to travel regionally
- BS/BA in engineering, business or law, MBA or advanced real
estate degree
- 15+ years of professional experience
- Retail estate management experience preferred
- Independent and creative thinker

- Proficient in MS Office, Scheduling, and Google platform (i.e.
