Job Description:

The Janitor II is responsible for keeping buildings in a clean and orderly condition, which includes: maintaining the appearance and cleanliness of floors and walls; washing interior surfaces of building office, bathrooms, hallways, and stairwells; maintaining limited grounds around buildings and trash pickup; emptying waste receptacles; moving furniture; shoveling snow. The incumbent will assist with receiving deliveries (load and unload), setting up furniture in rooms for special functions/meetings, and assembling/installing furnishings. _Please note:_The primary location for this position is the Hadley Building, 167 Lyman Street, Westborough, but the incumbent may also be required to work at the Allen Hall location (288 Lyman Street, Westborough)as requested. * Duties and Responsibilities (these duties are a general summary and not all inclusive):* * Cleans and disinfects all lavatories; cleans office areas, conference rooms, windows/sills, hallways, stairwells, foyers, general space, etc., by sweeping, vacuuming, wiping all surfaces, and wet mopping floors with approved chemicals, using appropriate procedures, to ensure sanitation guidelines are met. * Refinishes floors by cleaning, stripping, waxing, and buffing using approved chemicals and procedures to ensure floors retain a nice looking appearance, and equipment and machinery are operated following safety standards; cleans and maintains equipment properly per manufacturer instructions. * Empties waste receptacles and dispose of rubbish by pushing trash carts to receptacle locations in all areas to ensure trash is removed daily for sanitary control and safety purposes. * Operates electrically-powered cleaning equipment/machines per manufacturers instructions; participates in training sessions. * Performs minor repairs and seasonal preparedness within building/grounds as needed using hand tools and equipment; inspects fire extinguishers; assists with recycling program. * Maintains grounds around buildings by cutting grass, raking leaves and weeding areas, watering plantings, etc. using large and small motorized and hand held equipment including mowers and other gas-powered equipment, following safety guidelines to ensure an attractive landscape as needed. * Performs outside duties such as snow/ice removal, sweeping stairs/walkways, emptying trash containers, ensuring entrances are free of debris and insect pests. * Loads/unloads equipment and supplies from vehicles by using dollies and hand trucks, to ensure needed equipment and supplies are delivered and/or stored as needed. * Sets up and take down furniture in rooms to ensure the rooms are ready for meetings/functions. * Assembles, installs, and relocates furnishings such as desks and cabinets as needed. * Performs minor repairs and seasonal preparedness within building/ grounds as needed using hand tools and equipment _Required Qualifications:_ * Knowledge of the methods followed in building custodial work. * Familiarity with the types and uses of materials, tools and equipment used in building custodial work. * Knowledge of the safety practices and procedures followed in building custodial work. * Ability to use small hand tools used in building maintenance such as pliers, hammers, wrenches, etc. * Understanding of the standard procedures followed in the storage of building custodial and cleaning materials. _Preferred Qualifications:_ * Capacity to understand and apply the policies, procedures, rules, regulations etc., governing assigned unit activities. * Establishes and maintains harmonious working relationships with others. * Deal tactfully with others. * Ability to stand and walk for prolonged periods of time. * Lift and carry heaving objects. * Physical stamina and endurance. * Given the population served, bilingual or multilingual fluent. _DMH Mission Statement:_ The Department of Mental Health assures and provides access to services and supports to meet the mental health needs of individuals of all ages, enabling them to live, work and participate in their communities.
