Full-time, 40 hours per week, year round position, grade 20, hourly rate commensurate with experience and qualifications The HVAC Technician is responsible for the installation, repair and operation of all heating, ventilating and air conditioning systems throughout the campus with particular focus on the New Science Center. Involves customizing of heating, ventilation and air conditioning environments through writing and adjusting program code for the energy management system, for the specific needs of people, animals, plants and research experiments. Beyond conventional' HVAC systems, the New Science Center will be equipped with numerous advanced and specialty systems that will be networked together and tied into the building management system (BMS) for both trouble alarms and management of normal operations. Among these advanced and special systems are: electrical switchgear, meters and surge protectors, lighting, door access, heat recovery, high pressure water, decorative water feature, Aircuity, lab hood system, rainwater harvesting and possibly greenhouse controller. The position is responsible for participating in and coordinating with the College's efforts in power load shedding, water conservation, energy use limiting and facilities related emergency resilience and response. The position is designated as providing essential services and may be required to report to work, or remain on duty even when the College is closed. Our work is central to student life and their needs occur at a variety of times throughout the day, week, and year and in such, a flexible schedule with extended shift times and emergency call-ins may be required. The work schedule may vary and corresponds to the College's operational needs, but generally is Monday through Friday. This individual takes appropriate actions to support a diverse workforce and participates in the College's efforts to create a respectful, inclusive and welcoming work environment. Key Responsibilities Between the hire date and Spring 2018: Trouble shoot and diagnose HVAC systems including direct digital control/energy management systems (DDC/EMS) and control systems (pneumatic, electric and electronic.) Install new and repair and replace control components and mechanical and plumbing systems across campus. Participate in the shop drawing review for equipment and systems on the New Science Center, construction/field observation and the Commissioning activities for the new project. Summer 2018 and beyond: Maintain the HVAC, specialty and controls systems in the New Science Center for the safe and efficient operation of the facility and to ensure comfort level for occupants and users as well as environmental requirements for specialized area. Trouble shoot, diagnose and repair problems, perform Preventative Maintenance, inspect building systems for deficiencies. Install new and repair and replace control components and mechanical and plumbing systems, or assess and coordinate service for these systems as needed by outside contractors. Act as a primary contact (along with the Service Center) for building occupants to address concerns related to the scope of services of this position. Interface with Science Center Coordinator on building maintenance and operations issues. Access situations and conditions and coordinate with Service Center to dispatch appropriate staff. Support Supervisors and Trades shop technicians in coordinating and scheduling of maintenance and operations activities. Perform ongoing measurement and verification of the center's complex systems. Monitor controls systems and analyze data to maintain building in optimal design/commissioning status. Support the efforts of other HVAC Technicians with similar duties across all areas of campus. QUALIFICATIONS Required Associate's Degree in Engineering or Building Technology OR advanced training in controls and related areas, OR in lieu of degree and advanced training, 7 years of relevant experience A valid driver's license and successful credentialing is required in order to operate college vehicles 5 years of related experience Able to build software systems to program stated jobs and alarms (software) which control and monitor critical systems on campus Strong verbal and written communication and customer service skills Extensive experience with Automated Logic Controls BMS or equal Lock Out/Tag Out experience CORI check Preferred Bachelor's Degree in Engineering or Building Technology or 10 years of experience EPA Refrigerant Handling Certification Journeyman Pipefitter Certification Refrigeration Technician License Experience with controls and mechanical systems in Advanced Science facilities Experience with college level academic institution 10 years of related experience Experience with Andover (Continuum)/Schneider Electric BMS Experience with BacNet and Modbus Environmental and Physical Demands Occasional exposure to hazardous materials including chemicals, electrical systems, liquid and gas fuels. Lift, carry, push and pull up to 35 lbs.; occasional lift, carry, push and pull 36 to 50 lbs.
